FHA is one of the most interesting home saving programs our country has to offer. FHA loans are government funded loans that operate solely on their own just like a regular business, but of course, on a much larger scale. When first created in 1934 FHA improved Americas housing markets and helped jump start our economy once more. But what exactly is a FHA loan and how does it work? Well an FHA loan works like this, when you apply for a loan through FHA, you first must find a broker, or financial representative at your local bank or other financial institution that can assist you.

FHA works just like a regular loan, whether you're a first time home buyer or you're trying to refinance to stop from going into foreclosure. When you apply for an FHA loan you have to give them all the required information that you would when applying for a regular mortgage. An FHA loan offers incredibly low interest rates that you cannot get at any bank, and seeing as though many banks credit is frozen right now FHA loans are on the rise.

FHA loans offer more then just low interest; they also have extremely low down payments at closing because they are limited to what they can charge you due to their written guidelines. Fanny Mae and Freddy Mac, two very large corporate companies, back every FHA loan that is given out as a surety or security for the Federal Housing Administration, so if you default on your loan one of the two companies just mentioned will "shell out" the funds to them.

Even though an FHA loan is easier then most loans to receive there are certain requirements that every borrower must meet in order to obtain one. For instance if you are trying to refinance through an FHA loan and your house is nearing foreclosure you are more likely to receive the loan then some one who is doing just fine.

FHA in recent times, has began spreading the word of its program with a more assertive and outgoing strategy. They want people to know that they can stay in their homes and they can buy a first home. And now with foreclosure rates at an all time high and financial lenders desperate for money FHA is making sure that people know that they can help. They are a good option in today's lending market and they can give you probably the best and most reasonable loan around today.
